A detailed knowledge of the effects on the relationship between the landlord and tenant as defined by the structure of the lease is critical to effective property management. An understanding of the effects of recent and historical legislation upon the landlord and tenant is also critical and often comes down to interpretation based on experience.

Landlords’ obligations and responsibilities may be laid down in legislation, or form part of the lease agreement between them and their tenants. It is essential that both landlords and tenants and the managing agent understand their respective responsibilities.

The tenant’s obligation will usually be enshrined in the lease so once again an understanding of the lease structure is important. A strong and effective relationship with a skilled commercial lawyer and chartered surveyor is also important and both experts form part of our professional network.

A sound working knowledge of gas safety regulations (where residential forms part of the demise), fire safety regulations, electrical safety regulations, the management of asbestos, health and safety regulations, obligations to repair and lease registration are required for effective commercial property management.
